COMMISSION BREAKDOWN:

FSBO Customers have the option of utilizing the free information and instruction on the “Transaction Timeline Page.”  An example contract and blank forms are available on the “Forms and Contracts Page.”
Or, they may choose to have MarketTex Realty write the contract and oversee the transaction for only 1% of the sales price*.

REALTOR MLS Customers have the following choices for homes that are listed in the Lubbock Association of Realtors Multiple Listing Service:

  1. If the buyer is represented by another real estate office, that office receives 3% of the (4% total commission) and MarketTex Realty receives 1%.
  2. If MarketTex Realty is the only broker, 1.5% of sales price (over a third of the total commission)is rebated to the Buyer at closing as a CASH-BACK BUYER INCENTIVE!

-The rebate comes from the brokerage commission, not directly from seller. 
-Buyer Rebates are a common practice and approved by the Texas Real Estate Commission.
-The IRS views Buyer Rebates as a rebate on a vehicle or other service/purchase and is generally not viewed as earned, taxable income – see ruling. Consult an attorney or accountant if you have questions.
-The rebate shall be disclosed to all parties, including the buyer’s lender. In most cases, the check that the buyer will receive from the title company after closing cannot be used to qualify for the mortgage loan.
